Study On Assessment Of Land And Property Value Of Relics Relocation Area

Our country has a history of five thousand years, and it is famous in the world of cultural relics and a very profound cultural heritage. Of the all, architectural heritage is the important component of cultural relics. As the Three Gorges Project accelerates, the cultural relics of Three Gorges Reservoir Area will almost completely submerged, so it suggests a need for the preservation of cultural relics. The thesis starts from the comprehensive evaluation of land and property value of the relics relocation area. Then the theory basis and the data support will given to the protection of the relocation area.The thesis takes Zigui Fenghuang Mountain of Three Gorges Reservoir Area as research object. The thesis is divided into 5 chapters. The first chapter introduces the land value about the domestic and foreign research, and also the research approach. The thesis goes on with the comprehensive evaluation of Three Gorges Reservoir Area, including its actual value, option value and radiation value. The second chapter emphasizes on the general situation of the research area's land and buildings, including Zigui county, Fenghuang Mountain area and historic buildings. The third chapter emphatically introduces the assessment method of land and property value of the research area, The Cost Approximation Method is used to assess the actual value. The Standard Land Price Factor Correction Method is used to assess the option value. The Continent Valuation Method is used to assess the radiation value. The forth chapter turns the assessment methods mentioned in the third chapter to work out calculated results of the value. The fifth chapter gives a brief summarize on the assessment problems and gives advices on the work in the future.The third and the forth chapter are the most important ones of the thesis. In view of the actual situation of the research area, the thesis gives specific assessment methods and calculated results. The proposal of the radiation value is the innovation of the thesis. It helps study the land and property value more completely.
