Since China is phasing out welfare housing distribution system and the implementation of the monetization of housing consumption, the commercial banks carry out personal housing mortgage loan business one after another, to provide financial support for the residents purchase of individual housing. China's real estate market is experiencing rapid development in recent years, and personal housing mortgage loan business has gradually universal.With the fast development of Residential Mortgage Loan, the risks are becoming more and more apparent, specialists and financial institutions find out that the risk prevention and management of individual housing is a long-term and arduous task.. This paper studies on the impact factors of Residential Mortgage Loan-risk. The first part of the paper introduces the theoretical bases consist, including the background of the study, the concept of Residential Mortgage Loan, means of reimbursement, the feature of the loan, the definition of the risk and so on, which the study behind is established on. Then the second part analyses the types and origins of Residential Mortgage Loan-risk, and brings forward some revelations to improve the risk prevention and management of individual housing by comparing the domestic status quo and international experience. The analysis result helps us continue the research survey in the future and solve the problems better. The third part is the empirical research on the basis of the corresponding data of one commercial bank by Factor Analysis. And calculating the score matrix, in order to understand the impact and degree of risk of the corresponding variable, and control risk more effectivelyAccording to the earlier analysis and empirical findings, this paper carries out these recommendations and countermeasures base on our national conditions:(1)Improve our personal credit regulation:Strengthen the construction of personal credit system, establish a complete personal credit evaluation mechanism; Establishing early warning and monitoring mechanism of personal credit-risk. (2)Standardize the internal managerial system of bank:Strengthen consciousness of risk management about individual housing mortgage; Increase risk management level of bank; Strengthen supervision in all time. (3) Promote the stabilization of individual residential mortgage market with innovations:Develop different mortgage products to adapt to different customers; Combine with the actual situation in China and promote securitization of individual housing mortgage; Improve personal housing mortgage insurance and guarantee mechanism. Finally, some flaws in the research are summed up, which are wished to be consummated and endowed with more practicality in the future. to make a reasonable individual housing mortgage risk analysis, quantitative models, improve the indicators of residential mortgage risk assessment system, the use of effective and comprehensive datas for analysis, so that the research continues to improve, and much more realistic and meaningful. |
