Real estate investment trust (REITs,the same below) is a typical form of real estate securitization,real eatate industry and financial markets to the mature stage of the development of modern financial product innovation.REITs have enabled the high-yield real estate investments not only retain the character and enhance the real estate investment assets mobility and the stability of earnings, thereby to national real estate market and the capital market has played a dual role in promoting development .At present, China's rapid economic development in the period, on the one hand, the thriving real estate market growing demand for innovative financing, on the other hand, investors in innovative financial products and widen the investment channels urgent needs, both in China's real estate demand-driven financial innovation.RIET as a real estate market in the world a more mature development of the financial innovations, Chinese theorists have drawn positive attention and business .Research and development experience and lessons from abroad REITs explore RIETs in our development model ,analyse the development of national REITs external environmental factors and legal norms, Combined with the reality of our country ,to present a summary of the reality of our development RIETs model design for the current conditions China RIETs legal norms in regulating and promoting the healthy and stable development of REITs .Starting from this idea, this concept of the RIETs ,classification, mode of operation and unique advantages for a detailed exposition; RIETs studied in the United States and in some Asian countries ;Through a typical case of China at present, analysis development and viability of REITs ; Finally made my choice and the development of REITs model operation and the risks analysed by the relevant policy recommendations.
