As the rapid development of social economic, The operation of Commercial Real Estate presents a scaled development trend. The emergence of Composite Real Estate is to the request of Epoch. And gradually lead the market development direction.The speed of its development has exceeded the growth in residential project, which is becoming the new economic growth points of Chinese commerce. At the same time, along with the development and construction of a large number of Composite Real Eastate, the correlative theory and research project about market orientation of commercial project is increasingliy developped and be much concerned by academic circle.Composite commercial real estate is a creative development management pattern, its first appearance in China is in 2001 and after all these years'development, the business mode gradually leads the people's life and accepted by the masses. At present our composite commercial real estate projects mainly concentrated in Beijing, Shanghai, shenzhen and other cities of the Mideast, and the large commercial real estate in these cities represents the forefront of our commercial realestate development. However, with commercial real estate development more and more quickly, the phenomenon of more and more high vacancy rate is also appeared, which brings a lot of social resources waste. The reasons of this phenomenon is mainly because of the developers in the prophase project still with the positioning experience of the housing development in commercial real estate development orientation, who are unable to have profound understanding for the dual nature of commercial real estate business and real estate,thus caused a lot of waste of various resouces.The first part of this, in the lead of the correlative theory of composite commercial real estate market orientation, presented the research methods combining qualitative and quantitative method of influence factors of composite commercial real estate market orientation through the total; Composite commercial real estate concepts and characteristics were briefly introduced and described in the second part. In the third part,the main influence factors analisis of composite commercial real estate orientation is the groundwork for below the introduction of model and example analysis. The fourth part and the fifth part is the key link,the evaluation index system establishment process and evaluation procedure of the influence factors of the composite commercial real estate orientation is applied to the example analysis of Dalian Peace Commercial Plaza. Combining theory with practice,and the conclusion.Based on the method of combining qualiative and quantitative analysis, and the combination of business theory, economics, city planning theory, consumer behavior and so,while The Dalian Peace Commercial Plaza for empirical analysis,finally comprehensively, systematically and furtherly studide how to evaluate the market orientation of the composite commercial real estate market orientation sicencely.
