In the existing trading theory, such as traditional economic theory, Commons’expansion trading theory and Coase’s theory of property, direct market trading wasconcerned. However, the property rights of public resources such as public pasture,groundwater, wildlife, landscape, air, high seas, and the ozone layer, which were allnon-exclusive and competitive to consume, and cost relatively high to define, thus it isdifficult to realize their direct market transactions. As known, the widespread marketfailures of public resources trading, which led to the tragedy of the commons, theoccurrence of the free-rider problem, were making the inefficient allocation of publicresources. The fact is there exists another way to trade public resources except for directtransaction, that is implicit market transaction by other carriers.The ecological environment resources is a typical public goods or service, with a seriesof characteristics of public goods. In this article, we applied the extension theory to theresearch problems of public goods into the market, on the basis of extension transformationthinking mode, through three kinds of transformation form of the extension theory, thephenomenon of some ecological function that have some invisible trade which exists in thecurrent market can be explained very well, the author discusses some ecological function(incompatible problems) how to enter the market mechanism in the trading laws throughother ways. the author studied how the ecological landscape in wuxi city which changed bymatter-element transformation entered into market economy in the form of the recessivetrading, and then study the above example to reveal the ecological function how to enter themarket mechanism for the evolution of the recessive trading rules.In this thesis implicit market transaction has been put forward to improve efficiency ofthe allocation, which enriched the ways of public resources transactions and help explain itsevolution. Due to the real estate developers take the possession of periphery of ecologicallandscape freely, and as an investor’s government have to afford the high cost for themaintenance and construction of ecological landscape, in order to balance the"externalities",we need to study the influencing factors of the real estate market pricechanges, we should use the characteristics of the price model of monetization, manifest thevalue of ecological landscape, the external internalization. About the need to levy a tax onenvironment from developers, scholars further argumentation and evaluation is needed.To verify this law, the thesis studied a case of urban ecological landscape trading byhedonic price model, a statistical analysis of the main factors in prices, with a sample ofnewly opened housing projects in Wuxi City, which are Chong’an District, NanchangDistrict, Beitang District, Lake District, Xishan District, Huishan District, New District. Theresults indicate that, marginally decrease of1%in the distance from a house to the Lakeleads to0.0722%price increase; marginally increase of1%in the greening rate leads to0.5 88%price increase; marginally increase of1%in the distance from a house to the nearestpark leads to0.0373%price increase. It means that the landscape resources could be tradedthrough the housing market, which in turn reflects the landscape value by housing price.This paper also points out the study limitations compared with the study of otherreaschers. This article only confined to analyze the invisible trade of the ecologicallandscape in the market. There are a lot of ecological function analysis of the contact isworth us to study, such as forest carbon sinks of invisible trade.
