The reform of China's real estate system began in 1980 after Deng Xiaoping gave a important speech on the reform of China's urban housing system. Over twenty year's reform, the institution system has basically set up such as property rights system, estate transaction system, finance system and land management system. At the same, China's real estate industry developed quickly and already became the pillar industry. But China's real estate institution change has been run in a helix way. One reason is the change way that the government chosen dooms the result. Another is conflicts and union between formal institution and informal institution. Some informal institution has promoted the performance of institution change. Some has disturbed and depressed the change performance. This dissertation aims to analyze what kind of informal institutions influence the institution change much and the way they run.The whole essay includes four parts. At first, it defined institution and informal institution to form the theory frame. Then it summarized the course, mode and characters of China's real estate institution change. After that, it analyzed what kind of informal institution affected the institution and how they run. In the conclusion part, it gave some suggestions on how to reduce the disadvantages of informal institution and make them run in harmony.Based on the analysis, it concluded that the informal institution sectors such as Chinese tradition value idea, ideology and domesticism have influenced the real estate institution change much, but the extents are different. It figured out that the governments should pay more attention to the construction of informal institution and make use of the excellent China's tradition culture when they constitute.
