With the rapid development of urban construction, factors effected urban land grade change very much, which contrast against the demands of reliability to land grade, so it seems necessary to update it timely. According to the" Regulations for Gradation and Classification on Urban Land", the updating process follows the standard grading procedure, which would bring much workload to government. At the same time, routine land partition method may bring subjectivity to final results.Discriminant analysis is a method in mathematical statistics that uses relationships of proper factor values and sample parcels to establish equations and distinguish regulations to different classes, and then put the factor values of evaluated parcels into the equations, finally, use the results gotten from former equations to accomplish the grade-discriminate. And some scholars apply the kernel function to it, and get the kernel-based discriminant analysis. These methods have been applied widely in many fields.In this paper, we firstly analysis the advantages and disadvantages of routine method in land grading, and then introduce some kinds of discriminant analysis and kernel functions; finally we apply these method to land grade renewal. In the last, this paper illustrates the result by giving an example of the commercial land grading of the urban area of Wuhan City by these method.
