| Mortgage-Backed Securitization (MBS for short) is one of the most significant innovations in the world finance field since these decades. Since the first MBS was issued in 1970, this innovation has been introduced into real estate finance field by many countries in succession and played an important role in booming national real estate and developing finance and economy. MBS is the focus of real estate finance field in our country in recent years. In order to enlarge effective demands and boom national economy, our country must innovate the traditional real estate finance system. China's central bank has approved China Construction Bank to be the experimental unit of individual Residential Mortgage-backed Securitization Business, which is a milestone of China's MBS reform. Being in the lead of Western Development, Chongqing Municipality developed its real estate economy very well and its housing consumption credit business made great progress too. Based on the oversea experience and according to the actual situation of Chongqing, this paper deeply researches in the feasibility, implementation program, and tactics to problems arisen in MBS in Chongqing, so that MBS can be introduced in Chongqing market. At first, the dissertation will analyze the current situation and development of chongqing commercial residential buildings market. In the third chapter, the dissertation carries out the qualitative analysis of the development capital, credit capital and stagnant capital. Then the writer uses the statistic knowledge to forecast the investment sum in chongqing real estate market in 2005. According to the analysis above, the dissertation studied Chongqing commercial residential buildings market and put forward the new financial technology--Mortgage-Backed Securitization to solve these problems in the financing of Chongqing commercial residential buildings market.
