DD Gulf Club which is located in Nanjing is invested by DD Gulf Real Estate Co.,Ltd.It has a 18 hole international standard Gulf Course and necessary facilities. In light of the program planed in this article,the project will be 8,000,000 architecture acreage square meters and the total investment will be 160 million Yuan.The project is a noble sports complex which includes Gulf Sports,Sports leisure,entertainment and tourism.The Project will greatly promote the development of high-end real estate market.This paper's object is the feasibility study of constructing DD Golf Club.This paper collect a large number of domestic and around the main competition of similar items of information and data,and use the project management,feasibility studies, financial management,risk management,and other relevant theories and methods. Through the above analysis,this paper demonstrated the feasibility of building projects.Based on the specific calculation,the static investment payoff period is 3.84 years(including construction period ),while the dynamic investment period is 4.10 years(including construction periods).The annual average rate of investment profit will be 14.59%(after tax).The project accumulated net value after tax will be 49.97million yuan.The internal revenue rate of total investment equals to 24.92%.In general,all the economic benefit appraisal index have met the relevant requirements of investment decision.It is of the gaining capability and feasibility economically.This article first introduced the feasibility study related to the meaning of the concept and a detailed feasibility study on the theory and methods,theories and ethods of risk analysis and feasibility study on the course at home and abroad have done a simple review.On this basis,This paper used the feasibility study of relevant heories and methods,combined with the collected data and information about the roject,and analysis the market and competition of the project,project planning and implementation,the economic feasibility of the project and the risk of the project. Therefore we get the conclusion of feasibility of development of Golf Course.
