| As a relatively new social phenomenon in China, property management has become an important field of scholarly study because of its benefits to the people throughout society. Analysis and discussions of property management, therefore, must be based on lawful characteristics. This study will solve the conflicts and arguments in reality through laws. The main goal of this dissertation is to analyze the property management of residential communities. Furthermore, other non-residential property management systems will have to follow the precedence of residential property management configurations.The specific existence of property is the essence of property management because in residential community there are different kinds of ownership. It is necessary for us to study different ownership affect different property management. The key of this problem is to identify the regulation of ownership. The author believes this regulation is the foundation and starting point of property management.For the aspect of policy of property management, the owners, owners representatives, homeowner association, property management company, homeowner policy, and property management service contract are emphasized in this study.Besides analyzing the theory, the goal of this dissertation is to study and analyze the lawful problems in the property management based on "Property management regulations" which is recently released and references on principles and policy from all over the world. Also, in this dissertation, plans and suggestions from the reality of Chinese property management are proposed regarding to Chinese lawful policies for property management. |
