Research Of Situation Of Supply And Demand Of Tianjin's Commodity Dwelling

Nowadays, with the rapid development of national housing industry, housing industry in Tianjin is in a good stage. Following the Tianjin'GDP increasingly and life level of residents improvingly, dwelling is developing from demand type to improvement type. Simultaneously, because of "three-five-eight-ten"and city construction' acceleration in Tianjin, huge areas of old buildings have been removed ,commodity dwelling has appeared a good situation and its price is roaring,but the structure of demand and supply doesn't seem reasonable. The contradiction of supply and valid demand is the research aim in this thesis. This paper begins with housing industry macroscopic environment , recent development and present situation of Tianjin's commodity dwelling, A lot of problems, mainly from housing system, resident housing, investment scale, construction scale, selling scale, market price and real estate company quantity data , are presented .it has been analyzed the future dwelling land supply and potential supply capacity of commodity dwelling and influence factor of supply capacity. With the regression analysis method , the requirement situation of Tianjin's commodity dwelling in middle or short period has been predicted; Finally, the sustainable development factors of housing industry has been discussed such as government macro-control, decreasing commodity dwelling'price and regulating real estate market.
