Residence as a peculiar product with its characteristics of high unit price and unmovable has a strong effect to the development of national economy. An outstanding marketplace guaranteed its sustainable reproduction. In the municipal programming "15", referring to pre-aim of the improvement of people's living standard, which has clearly pointed out the average living area of town people would increased to 15 meter square. This objective was made out in the accordance with the overall economic development of Xi'an and consulted to other cities' development status. In order to better fulfill those relating suggestions of this policy, we have to focus on researching and pinpointing out the peculiarities of residential market and the principles of residential market.This essay combined the measures of criterion and demonstration and from two aspects surveyed Xi'an residential market by the use of commercial theories in chapter 2. Educing abundant potential demands and shortcomings. In Chapter 3, by the using of professional analysis, we analyzed lots factors, which might influence the demands of residents and indicated the degree of importance of influencing factors by utilizing of AHP. In Chapter 4, we erected mathematics model based on the practical data of influencing factors and demands. After verified its validity, we made a forecast and found out the available demands are lower than the aim that set by our government. In Chapter 5, we suggested some ideas in how to improve efficient supply-chain, increase demands and adjust the market running and functional mechanism. |
