Being faced with the re-rising of economy of China, the development of Xi'an housing real estate is also faced with the task of re-combination. This paper mainly analyses the key factors in the development of housing real estate, such as market supply and demand, money circulation, investment and brand sales, with the purpose of finding^out favorable factors to operate the enterprises efficiently.The market of housing real estate has its own special characters and functions. Combined with the development of housing real estate of China and Xi'an , China's entering into WTO and the special policy of west region development, the paper deeply searches into the present situation of housing real estate in Xi'an . It also points out both the favorable and unfavorable factors, market mechanism of supply and demand. In great detail, this paper states important factors in three aspects: investment, money circulation, sales plan and its enforcement.On the basis of the guiding theories that the supply of housing real estate should be in accordance with payment capacity and consumption behavior of the buyers, especially their actual demand, this paper points out the new strategic decision sense-the analysis concerning market opportunity, profit and risk, project orientation, project research of feasibility, investment and money circulation plan, sales strategy and its enforcement should be based on the market investigation of supply and demand and market anticipation.Combined with the real situation of China's real estate investment fund and private fund, the paper applies the very ideas to the money circulation in housing real estate enterprises and put forward several methods to circulate money and funds, such as gradual payment mortgage, reducing balance repayment mortgage,fixed rate mortgage, renegotiable rate mortgage, rollover mortgage, shared appreciation mortgage, growing equity mortgage, adjustable rate mortgage.The paper states the systematic mode for pre-sales and full process sales based on the combination of certain successful cases and experiences from many project brands concerning culture, environment protection, intelligence and specialty.
