The developing capital of developers, the credit load of the house purchasers and other capitals in the real estate market are all important influential factors. The shortage of one of this chain will influence the development of the whole real estate market . In order to solve these problems, the dissertation will put forward a new finiancial technology---asset securitization while is relied upon in the foreign real estate market.At first ,the dissertation will analyze the current situation and future development of chongqing real estate market. In its second part, based on the 10-year development program of chongqing, the dissertation carries out the qualitative analysis of the development capital, credit capital and stagnant capital. Then the writer uses the statistic knowledge to forcast the investment sum in chongqing real estate market in 2005 and compares this figure with the present investment. According to the analysis above, the dissertation studied Chongqing real estate market and put forword the new financial technology---asset securitization to solve the problems in the financing of Chongqing real estate market. After the theriortic study of assets securitization and detailed explanation of real estate asset securitization, the dissertation explores the possibility of the application of housing-back loan securitization and real estate investment funed in chongqing real estate market, furtherly provides some important solutions which have the practical influence on the development of chongqing real estate market.
