The Research On Land-value Spatial Structure In The City Development--Take Lianyun-gang As An Example

City land-value spatial structure is not only a new concept but also a research object that contains many subjects such as land economics, city economics and city geography.The research on city land-value spatial structure is very few and in the earlier applied period. The purpose of this paper is to expatiate land-value spatial structure in the city development from the theory and the practice. The author begins with the connotation and correlative theories of city land-value spatial structure and analyzes its basic models and evolutive rules. At last, the author takes Lianyun-gang city as an example and analyzes its land-value spatial structure.Firstly, this paper expatiates the connotation and characteristic of land-value and the concept of space, spatial structure and city land-value spatial structure. The author thinks city land-value spatial structure as land-value distributing configuration in space. And then, the author introduces the correlative theories of city land-value spatial structure that includes the theory of land-value and land tax, the basic pattern of city land-value spatial structure and the theory of land use configuration.Secondly, this paper mainly expatiates basic models and evolutive rules of city land-value spatial structure. At first, the author introduces the model of multi element linear regressive analysis. Moreover, the author thinks that plotting grade and accessing price of land-value is also a model of city land-value spatial structure. And then, the author also provides her physiognomy model of city land-value spatial structure that includes the conception of the city land-value surface, land-value section chart (land-value curve chart) and land-value isoline chart. In the dynamic analysis of city land-value spatial structure evolutive rules, the author mainly analyzes it in the view of alteration of city land-value and the evolvement of the city land-value spatial structure. Moreover, the author analyzes the basic factor, common factor,regional factor and single factor that affects city land-value and analyzes structure type of spatial development, patulous model of city land expand and the basic model of city land-value spatial structure.Finally, this paper taking Lianyun-gang as example analyzes its city land-value spatial structure. The configuration of Lianyun-gang city is belt form and its collectivity distribution is a city of two towns. The actuality and evolvement of its spatial structure is very complex. In this paper, the author uses the model of plotting grade and accessing price of land-value and physiognomy model of city land-value spatial structure to analyze Lianyun-gang city land-value spatial structure in static and dynamic point of view. Moreover, the author forecasts the development trend of Lianyun-gang city land-value spatial structure.
