With the accomplishment of Regulatory Planning, a new stage comes for the Conservation Areas of Shanghai city. And it argues for a more flexible and more multiplex way to renew these special areas. However, private developments will remain as a basis manner because of the economic level. Herewith a large-scale land use is needed to balance the invest income and expenses, of which, integrated-development seems better for the Conservation Areas.In the paper, a series of principles is firstly analyzed, on the background and history of what going on in this city, on the theory to explain and guide the renewal activities, and on the signification and values of Conservation Areas. And then several projects in or near the Conservation Areas are chosen as examples to reveal problems in an integrated-development. Some urban design strategies such as frame control, meshwork control, pattern control element control and size control are listed to solve the problems. Finally, detailed content of these design controls is expatiated with analysis on Ya Long project in the Old Town Conservation Area.
