The Evolution Of Mixed-use Development Path In Inner City Central Area From The Perspective Of Sustainable Regeneration

The concept of mixed-use development has been an important principle and goal in the planning and construction of the inner city centralarea since its revival.At present,China is facing an important moment of transition to a new type of urbanization.In the context of the state's strict control of new land use indicators and the emphasis on the construction of ecological civilization,the enhancement of functions and structural adjustment of existing built-up areas has become an important way to achieve "high quality development".At the same time,due to the multi-dimensional sustainable effect potential of mixed land use,it has become an important development method of current China's urban regeneration policies.However,China's previous land mixed use research and practice have long been solidified in the "functional mixed" concept framework,lacking practical experience of "promoting mixed use of land to play a multi-dimensional sustainable effect through urban regeneration",which is obviously different from the construction and development of western developed countries and in urgent need of reform.Therefore,this paper takes "Inner city central area ",the birthplace of the revival of the concept of mixed-use development as the research object,summarizes the evolution rules of the western mixed-use development path to realize the sustainable effect,and examines Nanjing‘s existing path effectiveness,which is China's typical example,based on western rules in order to provide a basis for reform.In view of the shortcomings of the past research,on the basis of the research objectives and the overall research framework,the main body of this paper is divided into four parts : "Building an inspection framework","Analyzing the history process","Summarizing the evolution rules " and "Evaluating a typical case ".Firstly,by analyzing the nature of mixed-use development to achieve sustainable effect,as well as the differences and consensus of previous research cognition,this paper clarifies the shortcomings of the past research framework to analyze the evolution rules of mixed-use development,and determines the establishment criteria of the new inspection framework,and then according to the criteria,establishes the inspection thought including inspection content,inspection process,and inspection application of the rules,identifies Britain,America and Nanjing as the specific inspection objects,clarifies the inspection time range and historical stage division,determines the types of data for analysis,which completes the establishment of a sustainable regeneration framework.Secondly,based on the sustainable regeneration framework,this paper clarifies the social,economic and environmental problems in Britain and America's collapse,recovery and evolution history stages from the 1900 s to the present,analyzes the responding requirements of modern planning theory,post-modern planning theory and sustainable regeneration theory for the three aspects of land functional elements,land use forms and land use power in each stage,and the practical changes of these three aspects in the corresponding period,so as to clarify the value objectives,key points and pattern characteristics of each stage practice.Thirdly,on the basis of combing the historical context,the evolution characteristics of the three dimensions of land function elements,land use forms and land use power of mixed-use development are summarized,as well as the cooperative evolution relationship among them.And then this paper further analyzes the implementation logic of the "social-market-policy" triangular dynamic mechanism that promotes the path evolution,and dialectically discusses the essence of the path evolution,the key and difficult points of the evolution path and the correct cognitive attitude that practitioners should hold.Finally,based on the Rules model,this paper establish the evaluation factor system of 16sub-items in three dimensions of "spatial mode","time mode" and "power mode",applies GIS,Depthmap,Flo EFD,Excel and other software platforms,using methods such as Shannon Wiener Index,spatial syntax,wind thermal environment simulation,spatial evolution consistency,policy and institutional analysis,to make a quantitative and qualitative comprehensive evaluation of the evolution trend of the mixed-use development path in the central area of Nanjing inner city since1978,in order to summarize its effect,problems and underlying mechanism,and to put forward corresponding reform Suggestions.
