With the promotion of sustainable energy development strategy, natural gas and other clean energy has been extensively researched and has become the emphasis to be generalized. In this context, Distributed Energy System (DES) has been pained more attention. Recently, CCHP system is flourished as DES at home and abroad. The advantage of district CCHP system is that fossil fuel can be used in grades. In this system, low-grade waste heat can be effectively used and the overall energy efficiency can also be improved. Moreover, the system has good environmental friendliness, reliability and economy. Therefore, the study of distributed CCHP system has become an important topic in the field of China’s energy consumption.Firstly, for the weather of Dalian, combined with relevant energy-saving standards and actual condition, the loads of three different typical buildings, (hotels, offices and residential buildings) are calculated hourly in the whole year. This study has also researched mathematical models and characteristics of the key equipment within DES system and discussed the typical configuration for the system.Secondly, based on the optimal goal of energy efficiency, economy and environmental, this study established energy analysis (CSEA) sub-model, economic operation (CSEO) sub-model and environmental effective (CSEE) sub-model, as well as renewable coupling (CSCRE-PV) model. Under certain constraints, the optimal capacity of prime mover is calculated and results show that the system is more suitable for hotels and offices. Meanwhile, the relationship between heating-electricity ratios of supply and demand and energy efficiency has been analyzed. In addition, a sensitivity analysis has also been made with the influence factors.Because of the load characteristics, compared with hotels and offices, the energy-saving and annual total costs saving performance of residential buildings are relatively poor. Therefore, in order to expand the operation scope of distributed energy system, combined with more complex buildings region in Dalian, this paper optimized the capacity ranges of prime mover and the residential building mixed ratio under different targets for the mixed buildings. It is found that the environment effect is better for mix building, but the capacity of the gas turbine is to be as small as possible in order to achieve the advantages of energy saving and economy benefit. Finally, based on multi-attribute decision-making theoretical methods, this study established a multi-attribute comprehensive evaluation model for hotels, offices and residential buildings. From energy efficiency, economy operation and environmental effective aspects, the optimal operation strategy is obtained based on 3E perspective for the three typical buildings under gas turbine and gas engine as prime mover.3E refers to the initial of three keywords which are Energy, Economy and Environment. The results can provide reference for relevant policy-making progress and strengthen the development of distributed energy system.
