| This thesis, which consists of eight chapters, mainly studies the theories, methods and their application of real estate appraisal.The first chapter deals with the practical significance and current situation of the research at home and abroad, and presents the basic contents of the methods and application research of the real property appraisal.The second chapter points out their limitations by analysing the characteristics of the traditional methods of real estate appraisal, with the emphasis on the analysis of the relationship of the three basic methods. It makes probability estimation of real estate evaluation for the first time, and at the same time studies the difference of real property appraisal at home and abroad.Considering the existing question of the deterioration adjustment of buildings, this chapter for the first time applies artificial neural networks (ANN) theories to the setting up of ANN models for deterioration adjustment of buildings. Experiment shows that the new system functions smoothly.The fourth chapter, based on the evaluation of the methods of land capitalization rate and expert opinions of standard land price evaluation, proposes for first time an ANN model for evaluating land capitalization rate and it proves that the models have better abilities to simulate expert evaluating.The fifth chapter, according to a lot of uncertainty factors with the fuzzizess of selecting market sales and estimating the difference of the influenced factors, improves the traditional market comparison approach by using the fuzzy mathematics and studies how to decide main factors of the evaluated real property and its values of attached functions.The sixth chapter applies the grey system theories for the forecasting of the future price of buildings and for the evaluation of building expenses to the improvement of the traditional hypothetical development method and raise the precision of valuation.The seventh chapter is a comprehensive application of the methods of real estate appraisal. It discusses the technological methods of the evaluation of ANN, fuzzy mathematics, grey theories and principal analysis, which achieves good practical results.The eighth chapter is the author's summary and the prospective proposal of his further research. |
