Be the important policy adjusts to control means the land-value and incarnate the policy adjusts house price of control the main result now, the relation and influence of them in the interval adjust to control the mechanism and judgment policy result to have very important meaning to the analysis.The sales price in the real estate industries is two important index signs, also for measure and adjudicate the real estate market to circulate quality to have an important function.Know the relation between a ground of price and the building price objectively and with accuracy from the theories and the fulfillment both side, regardless for science establishment real estate policy,push forward the real estate market and the whole economy to keep on,health,moderate a development, still for support economic order and set up a harmonious society, all seem to be extremely important.With the analysis object about sales price relationship and effectual supply-demand on control mechanism in Tianjin real estate market,this thesis opens an exhibition gradually following several research works from the theories, method, and application:1. Analysing the cause of formation about land value and house price;summarizing some theories and research results in the relationship between the two sides;2. From the angle of compared research to investigate real estate price relation circumstance of the parts of city about the domestic and international flourishing regions;analyzed the relationship and macro view of development characteristic which be in the four cities Beijing,Shanghai,Guangzhou,Shenzhen.This give a contrast to the research about price relationship in Tianjin real estate market;3. From the macroscopical view of the long-playing alteration, which analyzing the Granger factor verifying by economic calculation between the two sides.And also analyzing the relationship about factors which in the real estate market;4. From the microcosmic research, which analyzing the impacts about the price relationship by the aspects such as land dealing time,single price,mode, especially about the profit margin and the proportion;5. Based on the results of theoretics and examples,combined the characteristic and main inconsistency of the current real estate market,it take out the application study of supply and demand equilibrium mechanism and the control system which have the instruction and practical meaning adjusts.
