Since China's reform and opening up, its real estate intermediary enterprises have attained their fullest development along with its extensive housing reform in townships and cities, and its development in real estate industry. China's employees in real estate sectors are found in huge numbers with the expansion in the scale of business in the flourishing market, which has played a positive role in developing and perfecting the functions of the market, thus forming an important part of China's real estate chain and real estate marketing system.However, owing to China's late start in the real estate industry, its weak foundation, poor binding mechanism, unhealthy external regulatory system has made the situation all the more difficult. Thus China's real estate intermediary enterprises have been developing in an uncheck growth, hostile challenge, for lack of commercial integrity, thus, to some extent, disrupting the market, damaging the reputation of the real estate industry, which has greatly threatened the healthy development of the newly-established industry. So, objectively speaking, the problem of standardized development of the real estate intermediary enterprises needs to be urgently studied.The above-mentioned problems are under review and have caused strong repercussion, and brought to public close attention in the business and academic circles. The results and achievements have embodied some valuable trains of thought, theoretical views and policies.The above study ( What are the standards of the development of real estate intermediary enterprises?) is not so complete, lacking of theoretical analysis and study of countermeasures which have made the dominant theme limited. So the significance and value of the study of this dissertation lies.This dissertation is proposing the basic thinking and concrete countermeasures to specially and workably solve the problems in the defective development of China's real estate intermediary enterprises on the basis of the related theories as its guide, the successful experience of the developed countries and regions and the authentic proofs as its supports. The train of thought of this dissertation is to put forward some basic ways to solve the abnormal problems and to take countermeasures by applying the theories concerned and the experience of the developed countries and regions , like the United States of America and SAR Hong Kong, China.This dissertation clarifies and analyses the present situation and existing problems of China's real estate intermediary enterprise. Finally, the dissertation supplies case studies and advocates some ideas through analyzing the management process and operating models of the "21st Century Real Estate ".The main contents of the dissertation are as follows:( 1 ) making a profound and clear exposition of the background of the development of China's real estate intermediary enterprises, aims and significance of its development;( 2 ) summarizing the themes related to real estate, including the theories of the modern enterprise system, the principal-agent theory, intermediary organizational theory, information theory and franchising and commercial chain operating theory;(3) putting forward some proposals in terms of the development process of real estate intermediary enterprises and basic experience of the USA, Japan and SAR Hong Kong, and enlightenment gained from their experience;(4) describing the basic situation of the real estate intermediary enterprises, explaining the function and role of the enterprises, and giving examples of maladministration;(5) proposing basic ideas and specific countermeasures in dealing with he standardization of the real estate intermediary enterprises;(6) introducing the process of the growth of American "21 st Real Estate", its models of operation and making a comparison with that of China's real estate intermediary enterprises.
