The results of the updated benchmark land price reveal the distribution of urban land prices,which is conducive to guiding the most effective use of land,and at the same time becomes the main reference basis for land price evaluation and real estate transactions.Therefore,scientific and accurate evaluation of benchmark land prices is of great significance.Studying the temporal and spatial evolution process of the benchmark land price and the main factors that cause the change,revealing its changing law,is helpful to predict its changing trend.There are many factors that affect changes in land prices.Among the factors,the rivers,railways,and highways extending through the city constitute a barrier to divide the city into districts with different location conditions.The infrastructure conditions of the two different districts are quite different,so the study of barriers The influence of factors on the benchmark land price is of great significance for improving the benchmark land price evaluation and optimizing the urban planning layout.Taking Shixing County as the research object,based on the benchmark land price results of Shixing County in 2000,2010,2014 and 2018,the land price index,Arc GIS spatial analysis and digital elevation model are used to study the temporal and spatial changes of the benchmark land price in Shixing County.This paper uses Arc Gis software to superimpose and analyze the benchmark land price level maps and district maps of Shixing County in different years,and use digital land price models to establish three-dimensional land price models on the banks of the Mojiang River in Shixing County at different times to reflect the two banks of the Mojiang River.The trend of land price changes.The Mojiang Bridge,Tianyuan Bridge,Xinglong Bridge,Shanshui Bridge,and Jinrun Bridge have been built on the Mojiang River in Shixing County.The land prices on both sides of the river have changed significantly.On the basis of studying the temporal and spatial characteristics of the benchmark land price in Shixing County,the cost distance and path distance method is used to study the impact of barrier factors on the scores of grading factors and land prices,and to study land for different purposes under different numbers and distances of bridges across the river.Level changes,and changes in land prices.Summarize the impact of barrier factors and channel construction on land price changes.Through the above research,the following conclusions are drawn:(1)Before 2010,land prices in Shixing County rose steadily,and the increase in land prices was relatively slow,with an average annual increase of less than 10%.From 2010 to 2018,both residential and commercial land increased significantly,with an average annual increase of more than 20%.The increase in land prices can reflect the social and economic development and real estate conditions of Shixing County.(2)Commercial land is centered on Hongqi West Road,which is distributed in a circle.Commercial land in the central area is scarce,and the price remains high.The surrounding land prices are rapidly decreasing.The southern area is obviously blocked by the river,and the spatial variation of commercial land prices forms a fault.With the expansion of the city,the sub-center of the east of the city gradually formed.Residential land is distributed from the original single center of the old city,and gradually developed into multiple districts in the west,east and south of the city.(3)Obstruction factors such as rivers have a significant impact on the spatial changes of land prices,and a single channel cannot meet the demand.For small towns with a length of 2.5 kilometers in the central city,4 bridges are arranged,and the bridge spacing is 0.5-0.7 kilometers is a reasonable layout.Can effectively satisfy cross-strait traffic.
