As a scale to measure the value of land, basic prices of land provide not only a way forlands’ investors and users to make the right decision, but also a means for the government tomanage the prices of land, to arrange the land resources scientifically. In order to strengthengovernment’s management to the prices of lands as well as improve government’smacro-control ability to the lands’ market, it is of vital importance to monitor and assess thebasic lands’ prices scientifically, rationally and dynamically.Based on the strong function of space analysis provided by the GIS and the specificcharacter of the target research area, Zhoucun in Zibo city, this thesis thoroughly studies theinfluential factors of urban areas’ lands prices, and analysis the division of lands’ levels aswell as the update of basic lands’ prices of Zhoucun by doing large numbers of calculatingand multi-factor assessment. According to the research, the commercial and residential land ofZhoucun can be divided into five grades while industrial land can be graded into four levels.The basic price of business land is between410yuan/m2and1440yuan/m2,-0.8%--32%change than that of last round, while the price of residential land is between360yuan/m2and1050yuan/m2, and the basic prices of all the levels have a relatively higher growth. For theindustrial land, the basic price of which is between273yuan/m2and512yuan/m2, and exceptfor the fourth grade land, the basic prices of the other three grades all have a small level ofrise. Using the substitution principle, setting up the basic prices of land, the parcel land pricesand the relative relationship of their influential factors, this thesis works out the ratio system,which is basic price of parcel of land under different circumstances. I worked out this toassess the parcel land prices fast and efficiently on the basis of parcel land research andrelated correction factor.The result of this research reflects the new trend of Zhoucun’s space development andland use of recent years, and this research provides reliable land prices grade information forthe assessment of land prices as well as the plan of social economic development. At the sametime, by using the GIS to qualify the research result to make the basic prices of land be betterused, it is of a kind of importance to help the other town’s lands’ grade.
