Urbanization has been the major project all the time, which promote the rapid development of economy, society and culture in China. But in the process of urbanization, there are some problems and contradictions. Such as:the contradiction between urbanization of the Great Leap Forward and continually declining arable land, the swelling population and incessant shrinkage of the urban average per land, and contradiction between the deficiency of land and the unreasonable urban land use and so on.Jingdezhen-the Porcelain Capital of the World, as a city with exhausted natural resources, the conflict between land and economic development are becoming increasingly acute with the rapid economic development, meanwhile the task has become increasingly difficult. Based on the characteristic of Jingdezhen, how to deal with the relationship between resource utilization and environmental protection in order to making more efficient use of land has become an important issue in the future development of Jingdezhen City and a necessary requirement to implementing the Scientific Outlook on Development. Under the above background, adhere to the spirit of urbanization with Chinese characteristics, this paper conducted a point, line and plane’s specific evaluation on residential land of Jingdezhen City, and the new focus of urban construction, such as infrastructure construction, living facilities, as well as traffic and road construction. Conducted research on its intensive use, this paper has comprehensive analysis and discussion about the problems. The results obtained are as follows:(1)The housing land use intensity is relatively low as a whole, so it has potential to use. The above calculation shows that the overall volume fraction of central urban area of Jingdezhen is low, and building density is high. While the potential is moderate zoning district, but for its large area, the potential of area is up to1014.11hectare, and the proportion of the total area of residential land reached47.09%. Restructuring plan through the planning and adjustment of the allowable floor area ratio, there are great room for developing potential and transformation of the whole residential land in Jingdezhen City.(2) The residential land use intensity varies from area to area, so the potential for development is different. Besides, the differences in urban planning, history and culture, and population distribution lead to the different features in residential land intensive use. East Area Intensity use degree is generally good; and there are over exploitation in main city; the utilization degree of high-tech zone is mild to moderate. The moderate potential distribution of the main city area is more than high potential areas, and the proportion of the area that has development potential is high, therefore the potential for land use is great; although utilization of the high-tech area is a relatively small proportion of the land area, but the area that has development potential is big. East area is well distributed in the potential use of land, with a larger proportion of land area, so the potential for land use is high.(3)The potential for distribution is radial pattern. The intensive use of the central area is low, so it has great potential; and the two sides are high, with a small potential. Through the evaluation and analysis of residential land intensive utilization of Jingdezhen City, as well as the potential use of low and moderate use of cell calculation analysis, it shows that the main downtown area of residential land belonging to the old city, especially the unit around the protected areas whose volume rates are generally low, accordingly residential land intensive degree is low. East area and high-tech area, whose volume rates and residential land use intensity are relatively high, are developed later. Analysis shows that the area which has potential for develop, mainly located in the medium and low utilization units within the main city, meanwhile they are inverse proportion to the distance from the center. Therefore, the development of the main city as well as the coordination development of main city and protection areas should be the important direction for development and transformation of residential land development in Jingdezhen City.
