| With rapid development in urban construction,our country has entered a stage of highquality development,where the principal contradiction in society has shifted to the contradiction between unbalanced and inadequate development and the people’s ever-growing needs for a better life.With the continuous improvement of residents’ living standards,people began to pay attention to the quality of the living environment.Commercial service facilities are closely related to residents’ lives,but there are still problems such as uneven distribution of facilities,lack of supply,inappropriate scale and inconvenient use."Urban Residential Area Planning and Design Standard"(GB50180-2018)was issued,so that the layout of supporting facilities in residential areas and hierarchical control mode has been changed,the new version of the standard more emphasis on "people-oriented",starting from the daily life needs of residents,planning and configuration from the perspective of "living circle".The optimal allocation of commercial service facilities in the living circle can be an important starting point to improve the quality of living environment,so it is urgent to study the optimal allocation of commercial service facilities in the living circle.In this thesis,the real circle of the living circle commercial service facilities in the main urban area of Jinan is identified on the whole level,and then typical cases are selected to analyze the living circle commercial service facilities,explore the optimization strategy of the allocation of living circle commercial service facilities,and provide support for the control and guidance of commercial service facilities.First of all,by systematically reviewing the research results of the living circle and community commercial service facilities in terms of research content and methods,it provides directional guidance and research methods for the optimization of the allocation of living circle commercial service facilities.Through the induction of relevant norms,standards and guidelines,the living circle commercial service facilities studied in this thesis are defined,including three types and eight categories.The three types are foundation type,regulation type and promotion type.The eight categories are catering,retail,life,health care,education and training,sports and leisure,accommodation,finance,posts and telecommunications.Secondly,the living circle commercial service facilities in the main urban area of Jinan are analyzed.(1)The kernel density analysis method is used to analyze the current agglomeration characteristics of the overall and eight categories of commercial service facilities.(2)On the basis of the overall agglomeration characteristics,the factors of residential land,population,main traffic artery,and large divided green space are overlaid.The boundary of the living circle is revised in accordance with the Guidelines for 15-Minute Planning of the Community Living Circle of Jinan City,the space scope of the real circle is delimited,and the classification,scale,and matching of business types of the real living circle are analyzed.The results show that:(1)The business district can be divided into level 1,level 2 and level 3.Level 1 business district has the highest degree of agglomeration,level 3 business district has the lowest degree of agglomeration.(2)The travel time for residents to obtain commercial facilities is beyond the standard.A 15-minute trip to a commercial facility takes 20 or 30 minutes;It takes 15 minutes to get a 10-minute business service;A five-minute trip to a commercial facility takes 10 minutes.(3)The commercial service facilities of level 1,Level 2 and Level 3 are characterized by a relatively high number of catering,retail and living services.Then,based on the overall analysis,representative cases are selected to analyze the commercial service facilities in the case from five aspects: layout form,spatial distribution,business type combination and proportional relationship,total size and single size,and the results of the case analysis are compared with the relevant norms.The results show that:(1)The current 1000 building area index and 1000 land area index of the commercial area far exceed the 1000 building area index and 1000 land area index of the Urban Residential Area Planning and Design Standard(GB50180-2018)and the Guidelines for the 15-minute Community Living Circle Planning of Jinan.(2)The six types of facilities all show the characteristics that the number of regulating type forms occupies the highest proportion,followed by the basic type forms,and the number of upgrading type forms occupies the lowest proportion.And the higher the level of the business circle,the higher the proportion of the number of three types.The change trend of living facilities is opposite.The higher the level of business circle,the lower the proportion of basic business forms and the higher the number of upgrading business forms.Some business areas do not exist accommodation facilities.(3)In the guidelines of Jinan life circle,there are few controlled business types,and the stipulated monomer scale is inconsistent with the reality.The value stipulated in the guidelines is significantly higher than the actual monomer scale.Finally,through the analysis of the whole and the case level,the optimization strategy of the allocation of the commercial service facilities of the living circle in the main urban area of Jinan is proposed from five aspects: scale,the organization way of the living circle,relevant planning and guidance,the composition of business forms,and the single scale. |
