H Real Estate Cost Management Supported By Informatization

The real estate development industry is an important pillar industry to promote China's economic and social development,and the rapid development of real estate development enterprises touches the development of the domestic mar Jet economy and has an important role and position in the national economy.In recent years,the rapid development of real estate enterprises,the cooperation and competition between enterprises have increased sharply,while the changes in the economic development environment and the introduction of macro-control policies and measures in the real estate mar Jet have led to severe challenges and crises in the operation and internal management of real estate enterprises.The operation of real estate enterprises is characterized by large asset scale,complex business and long production and operation cycle,which requires higher ris J identification and prevention ability for enterprises.Nowadays,more and more real estate enterprises begin to realize the importance of cost control system,and a good cost control system is an important part of enterprise management,which can enhance the ris J resistance of real estate enterprises.However,at present,the construction of cost control system of real estate enterprises in China is not perfect,especially with the popularity of informationization and joining,how to optimize the cost control system of real estate enterprises from the perspective of informationization is urgent to strengthen the research.This paper selects H real estate company,which has certain influence and representativeness,as the research object,and combines the field research situation in H real estate company to analyze the current situation,problems and their causes of the cost control system of H real estate company,and proposes specific countermeasures and guarantee measures to optimize the cost control system of H real estate company from the perspective of informationization,in order to guide its specific practice.Firstly,this paper starts with the literature and theory of cost management and control system,combs the existing research results of cost management and control system,and clarifies the theoretical basis of cost management and control system.Then,the author has analyzed our country real estate development profession development survey.Combined with J project of H Company as a case study,this paper expounds the practical problems in the process of cost management,such as Project Demonstration Stage,project design stage and project construction stage.Based on the on-the-spot interview and questionnaire survey,this paper analyzes the problems of H real estate company's cost control and the deficiency of informatization construction from the perspective of informatization.There are some problems in the design of cost control system,such as emphasizing technology over economy,unclear rights,responsibilities and benefits,insufficient awareness of cost control and insufficient control of cost risk.There are some problems in informatization construction,such as insufficient application of informatization system,lack of overall planning,shallow cognition of employee informatization,insufficient construction of information department,etc..Finally,combined with the actual situation of H real estate company,this paper puts forward the optimization ideas of cost control system and information construction.The optimization of cost control includes the introduction of quota design management,the establishment of responsibility cost system,the strengthening of dynamic cost analysis,the strengthening of cost control in the sales phase,etc..The idea of information optimization includes strengthening system integration construction,establishing cost database,strengthening process authority optimization of cost system and establishing system physical examination guarantee mechanism.This research is helpful for H real estate company to break through the bottleneck period and enter the new development stage.It is also useful for other real estate companies to implement the integration of information and cost control system.
