| At present, China has started into the phase of new-type urbanization. Community development and revitalization has become one of the important issues of urban regeneration with the concept of urban stock development. In the process of actively exploring the stock of the development, Chongqing also makes the construction of livable community as the breakthrough. Based on this, as the only completed urbanization area of main city and the earliest area which started the community building, Chongqing Yuzhong district has launched a large-scale comprehensive environmental remediation work for the old communities. In the process of exploration and practice for five years, Yuzhong district has strode across from spatial environmental renewal to community comprehensive planning, made the spatial renewal gradually turn to paying equal attention to the spatial optimization and community governance, and has obtained the relatively rich experience. But looking from the implementation effects, there are certain differences. For this differentiation, carrying on the tracking and evaluation work, is helpful to find problems and further optimize the community development thought and planning strategy in the future.This paper, combined with the two cases study of Jiaxi village and Dajingxiang in Yuzhong District, making the empirical research on the effect of implementation about renewal plans of two communities, mainly focus on two questions: what are the causes of the huge updating effect difference under the same financial support and time? For the community, "social process" how to impact on spatial production? To promote the sustainable development of the community as the goal, and on the basis of summarizing the related theory of planning evaluation, this paper introduces the thought of "social process" and "value engineering". From the "effectiveness" and "coherence" and "adaptability" and "functional rationality", this study builds a "process evaluation" and "value judgment" as the core of the " Four-in-One " planning evaluation system. Based on field observation, questionnaire survey, in-depth interviews and other research methods, this paper comprehensively evaluated and compared the effect of the implementation of the two communities from the individual, vertical and horizontal. Finally, according to the empirical results and the process of data collected, this paper tries to answer the core questions, think about the influencing factors in the implementation of the planning implementation process and its influence on the spatial production, and put forward the further space optimization scheme and the community public space design strategy. It also tries to explore the selection and improvement of the governance model in the process of community renewal, and put forward the countermeasures and suggestions. And deeply thinking about the value foundation of the community renewal process, the value position and the cooperation path of each participating subject, and it also attempts to discuss the change of the role of planners in the process of community renewal. |
