With the effect of fast growth of China Urbanization process, increasingdiversification of social demand and consumption, good land control policies togetherwith many other positive factors, distribution an expansion of commercial complexesin major big cities have developed fast. However, according to the report released bycommercial real estate consultancy agency CBRE, up to April,2012, there were morethan tens of thousands of commercial real estate projects in the idle state countrywide.Shopping malls and wholesale business downturn was everywhere around the country,and the proportional of successful operational projects were not high. The main reasonfor this situation were the location of the project, site size, business formulation anddecision deviation, unreasonable project function organization, unsatisfactoryshopping flow, bad optimal combination of business resources and many other factorsall together, contributed to the failure of whole business complex.In order to fulfill the need for operational commercial building and to satisfy theconsumer needs, Commercial complex planning and design should have their ownprofessional and particularity. Thus, the foundation for the design should be based onthe full understanding of commercial complexes. Therefore in the early stage of theproject, the designer must be involved throughout the whole process of projectplanning to understand different business formulation, different types of involvedbusiness, the effect of space area to the different business commodity, floor height,column spacing, transportation, customer circulation distribution, vehicle circulationand parking, fire fighting system, HVAC system etc. This way will lead to designinga more rational en efficient commercial complex.This thesis is therefore aimed at providing some references to architects anddesigners in the field of commercial complex design, through a detailed review ofcommercial complex design theories, development of commercial complexes andanalysis of contemporary domestic and foreign commercial complexes designproblems.
