Since the reform and opening up, economic strength of Shenzhen increased rapidly. Meanwhile, people's living standards also improved quickly. All these awards embodied in significantly-improved living standards. However, the housing market differentiation ia getting more and more serious, accompanied with the enlargement of the gap between rich and poor residents, as well as the deepen and improvement of land system and housing system reform. On this basis, phenomenon of residential spitial differentiation characterized by the differenceof economic level is resulted. In today's society which calls for harmony and justice, this issue deserves study and reflection.Paper firstly reviews the residential spitial differentiation at home and abroad and researches related in order to find the starting point of this study. Taking the housing price investigation object, paper obtains the housing price spatial distribution of Shenzhen city by using the geographic information system. Moreover, combined with household survey data and relevant seminars, papers arrives at the residential spitial differentiation pattern of Shenzhen., and discusses the statues of every differentiation areas. Then, paper summarized the model of the differentiation pattern. In the same way, paper concludes the residential spitial differentiation pattern of 1998. Through a comparasion study between these two patterns of different periods, paper summarizes the characteristics and rules of the residential spitial differentiation evolution. Paper claims that social factors, institutional factors and market factors are the main motivations of residential spitial differentiation, and also discusses the mechanism of these three motivations. What's more, by relating with the rope diagram paper summes up three kinds of types of residential spitial differentiation, including the social-factors-dominanted type, institutional-factors-dominanted type and market-factors-dominanted type. And the type of Shenzhen should be classified into market-factors-dominanted one. After a clear grasp of its own evolution, paper conclueds the particularities of Shenzhen residential spitial differentiation from another perspective , which is a comparative study with China's other major cities. Till now, paper has built a space-time coordinate system for residential spitial differentiation of Shenzhen. On the basis, paper prospects the Shenzhen residential spitial differentiation trends through evolution rules and motivations which has discussed above.
