At present,China has entered a period of rapid aging development.The number of aging and incapacitated elderly people has increased dramatically.The lack of beds in old-age care institutions has made our society face huge pressures on old-age care.Following the "deepening the reform of the" decentralization of service" for pension institutions","completely liberalizing the pension service market" was clearly listed as one of the key tasks of 2018 by the Ministry of Civil Affairs.Since then,a series of related support policies have been introduced.Under this background,the pension real estate of "welfare undertakings,quasi-market operation" came into being.First of all,on the basis of summarizing the research achievements of domestic and foreign scholars,the development of China’s pension real estate is sorted out.Based on the experience of foreign advanced old-age care services,the country has explored a set of care,medical care,hotel-style services,cultural and sports entertainment,providing residents with a one-stop old-age care service model from leisure and entertainment to hospice care.According to the different leading institutions of pension real estate projects,China’s medical pension and retirement real estate projects are divided into developer-led and insurance institutions.There are three types of dominant and government-led and combined with specific cases.After that,the existing policies and regulations applicable to the health care and elderly care real estate were sorted out from the central level and the local level,and the general problems of the applicable policies and the problems faced by the three different development models were found and proposed.Corresponding countermeasure suggestions.
