Farmers'land property income is an important form of transforming farmers'land property right into assets.Its formation is the result of farmers'comprehensive effects based on their own conditions,realistic needs and national policies.It is of great significance to increase farmers'income and activate rural land resources.With the advancement of the national land policy reform and the implementation of specific opinions and measures,the forms of farmers'land property income acquisition are more diversified.However,as a whole,there are still differences between the current results of farmers'land property income and the expected estimates,which fails to achieve the desired effect of increasing farmers'income.The connotation and extension of farmer's land property income can be understood through a summary study on the formation mechanism of farmer's land property income,the process of obtaining farmers'land property income,the main causes of formation of farmers'land property income,the main mechanism and existing problems of formation of farmers'land property income,in order to fully tap the potential of increasing farmers'land property income and promote the growth of farmers'income.To provide reference and basis for establishing a long-term mechanism for the formation of farmers'land property income.Based on this,based on the case and data obtained from the survey in rural areas of Zhangye City,Gansu Province,analysis and enrichment of the basic theory of farmers'land property income.Through the division of the transfer mode of farmers'land property rights and the analysis of its operation logic,this paper summarizes its operation characteristics.Empirical test of farmers'land property income causes.On the basis of the above research results,the formation mechanism is summarized and improved.The main conclusions are as follows:?1?Farmers'land property income is the unproductive return income that farmers transfer part or all of their land rights to other individuals or organizations in a certain way.It has the characteristics of compensation,single income result,uniqueness of participation factors and diversity of income forms.The relevant basic theories of farmers'land property income include land rent theory,property right theory,economic man theory and cost-benefit theory.?2?The transfer mode of farmer's land property rights can be divided into two types:government-led and farmer-led.In the government-led model,the optimal payment function?A-L-U,L-C0?is formed by price L and target A.In the farmer-led model,the farmer is willing to transfer and the transferee is willing to transfer,forming the optimal payment function?P-C1-E,F-C2-P?.Among the characteristics of the transfer operation of farmers'land property rights,there are commonalities:the function of land property rights is refined,the main body is diversified;the transfer is paid;the premise of transfer is to fully respect farmers'wishes and take state supervision and control as auxiliary;A win-win situation can only be achieved if both sides of the transferring party reach a unified will.The characteristics are:transfer related to collective property rights,government intervention activities;transfer related to individual property rights,mostly follow the wishes of farmers;price decision subject and property rights transfer subject influence the transfer results.?3?Using Granger causality test method,this paper examines the main causes of farmers'land property income,including farmers'non-agricultural employment level,market transaction status and government policies.The results show that the P of Granger results are 0.0992,0.0625 and 0.0696,which all meet the significant level of less than 10%.This shows that the above factors are Granger causes of land property income.The impulse response function shows that the level of farmers'non-agricultural employment and market conditions have a significant positive impact on land property income,and the impact of government policies on land property income has timeliness and phases.?4?The formation mechanism of farmers'land property income includes government intervention mechanism,main body game mechanism,information communication mechanism,cost estimation mechanism and transaction price mechanism.These mechanisms work together to promote the formation of land property income.However,there are still some problems in its formation process,such as the farther away from the city,the lower the level of farmers'land property income;the lack of effectiveness of government intervention;the lack of standardized trading platform and procedures in rural land market.In view of the problems,this paper puts forward measures to suit local conditions,establish effective intervention mechanism,promote regional development,improve rural infrastructure construction,cultivate rural land trading market,and strengthen the relevant legal system.
