With the rapid development of economy and the increasing improvement of people's living standards,China has gradually increased its emphasis on building a resource-saving and environment-friendly society.In this era background,the prefabricated construction due to its characteristics of environmental protection,safety,low carbon economy show that the overall trend of rapid development,it overturns the traditional construction of cast-in-situ construction mode,effectively improve the low efficiency,severe resource waste,and traditional building construction safety hazard bigger problems,promote the development and progress of the construction industry in our country.In our country,however,the change of prefabricated construction is more due to the policy guidance rather than real estate the active development of the enterprise,the main reason is that development of prefabricated buildings,there are a lot of uncertainty factors,about the cost risk,real estate enterprise has yet to form a comprehensive understanding and in-depth understanding,this not only reduces the real estate enterprise development fabricated initiative and enthusiasm of the project,and become a stumbling block to the prefabricated construction comprehensive development in our country.Based on the development background of prefabricated buildings,the paper proposes the risk assessment of prefabricated concrete housing construction stage cost.Then,the research theoretical basis of the paper is proposed,the research object and the research subject are defined,and the adaptability analysis of the research theory and the research object is carried out.Then of prefabricated concrete residential construction stage of cost risk evaluation index system for building,and on this basis,to build the cost risk assessment based on the theory of matter-element extension model,in the model,in turn,determines the evaluation standard of each risk evaluation index,the classical domain and domain,and uses the COWA-G1 comprehensive empowerment index weight calculation of the paper.Finally by taking the prefabricated concrete housing project developed by a specific real estate enterprise as an actual case,the cost risk of the construction stage of the project is evaluated,and the feasibility of the model is verified.Based on the perspective of real estate enterprises,this paper carries out the cost risk evaluation on the construction stage of prefabricated concrete residence,which makes up for the shortage of relevant domestic research and provides the basis for the real estate enterprises to control their cost risk.
