In recent years,with the vigorous development of national infrastructure construction,"house expropriation" has once again become a hot issue of common concern to the evaluation industry,government and society.Accurate assessment of the value of expropriated houses is of great significance for promoting the construction of infrastructure projects,maintaining the legitimate rights and interests of the parties,and better performing the duties of the real estate assessment industry and the government.Therefore,on the basis of the existing housing expropriation value evaluation theory,how to further improve and optimize the cost method and income method often used in large-scale infrastructure construction projects such as new railway construction is an important issue to be solved in the real estate evaluation industry.The State Council of my country has given instructions:By 2020,my country will complete the infrastructure construction of a modern,comprehensive and safe transportation system that is safe,fast,efficient,and green,and build a "10 vertical and 10 horizontals" comprehensive transportation corridor.This thesis is based on such a large background for topic selection and in-depth research.Through field investigation on the house value assessment work of the Taiyuan-Jiaozuo High-speed Railway project and the distribution of questionnaires to 15 assessment agencies in Shanxi Province,we have a comprehensive understanding of the current state of China's new railway house expropriation and summarize the current stage of the new railway house expropriation value assessment work There are two major problems in the application of the cost method and the revenue method:the differentiation of the judgment method of the residue ratio and the randomization of the calculation method of the enterprise risk return rate.This paper takes these two major problems as the main research focus,combined with the current situation of the Taiyuan-Jiaozuo High-speed Railway housing expropriation,respectively constructs an AHP-fuzzy comprehensive judgment model suitable for the new railway project housing expropriation value evaluation cost method and income method,to solve the current stage of housing Difficulties in the practice of expropriation assessment,optimizing China's existing house expropriation value assessment methods,standardizing the current stage of house expropriation value assessment,and improving the efficiency of house expropriation value assessment and the accuracy of assessment results.Starting from the overview of the assessment of the value of the new railway house expropriation,a research method combining literature research,questionnaire survey,qualitative and quantitative analysis methods is used.In the study,the questionnaire survey method was first used to distribute questionnaires to collect data and materials,and to deeply study the problems and causes in the assessment of the value of the new railway house expropriation;then the qualitative analysis method was used to integrate the characteristics of the new railway house expropriation on the basis of existing theories to comprehensively analyze the impact The factors and their internal logical relationship between the residue ratio of the new railway house levy value assessment cost method and the risk return rate in the income method,and the use of analytic hierarchy process to formulate a more complete tiered indicator system(i.e.AHP-fuzzy Comprehensive Judgment Model);then quantitative analysis will be used to quantify the weight of each influencing factor index through qualitative analysis;finally,based on the example of Taiyuan-Jiaozuo High-speed Railway house expropriation value evaluation,the evaluation process and results of AHP-fuzzy comprehensive judgment model will be used Compare and analyze the differences with the current evaluation process and results.Confirm the feasibility of using this model in the assessment of new railway house expropriation value;the application of this model helps to improve the objectivity and accuracy of the assessment results.Therefore,the evaluation work of house expropriation value is promoted to be efficient,making the evaluation result more valuable...
