Historical buildings are unique cultural heritages in the long history of mankind.It is a great mission of modern society to reasonably protect,repair and sustainably use them.At present,there are still many problems in the field of historical building protection in China.On the one hand,as time goes by,the function of historical buildings is inevitably gradually degraded.,which requires us to protect and repair them.On the other hand,for an existing historical building,does it need to be repaired,in what way,when is the best time to repair it,and how can it meet the requirements of functional restoration and value and benefit improvement at the same time? This is a key issue in the decision of historic building preservation and restoration.First of all,The background and significance of the research was introduced in this thesis.By referring to the development status of relevant fields at home and abroad,the defects and deficiencies in the decision-making process of protection and repair of current historical buildings were discussed.Secondly,the development of the maintainability theory and its applicability to the conservation and restoration of historical buildings are discussed,and the decision-making and optimization process of the conservation and restoration of historical buildings based on the maintainability is proposed,which is divided into three modules: The first is to collect the maintenance information of historical buildings,which are divided into four categories: background,ontology,environment and extension.Secondly,the maintainability of historical buildings is comprehensively evaluated from the aspects of structure,environment,history and value,etc.,and the maintenance level is judged by ANP method and fuzzy evaluation method.Thirdly,the ARP model is used to determine the best time for historical buildings to carry out conservation and repair,and the economic impact of historical buildings' conservation and repair cycle on maintenance decisions is analyzed,and the optimal maintenance cycle is calculated based on the principle of maximum building availability.Finally,Taking the historical building of the Y6 building in the former site of the Swedish parish in the Tanhualin historical district of Wuhan as an example,the decision method proposed in this thesis is verified.
