Study On The Spatial Pattern And Influential Factors Of Urban Inefficient Land

With the rapid development of economy and the rapid advance of urbanization,the consumption of land resources in urban areas has been rising.At the same time,managers at all levels pay more attention to the expansion of urban land,but ignore the connotation of excavation,leading to the existence of a large number of Old villages,Old towns,Old factories and other types of inefficient land in urban areas.Research on urban inefficient land and spatial pattern of which will be very important for optimization of land use structure,coordination of city layout,promoting the sustainable development of the city.Based on spot and area data of urban inefficient land in Ningbo,this paper researches quantitatively on the spatial pattern of urban inefficient land in Ningbo by using spatial analysis methods such as standard deviation ellipse,kernel density and spatial autocorrelation,and through the two aspects of humanity and nature discusses the influence factors of the formation and distribution of urban inefficient land in Ningbo.(1)This paper studies the spatial pattern of urban inefficient land in Ningbo from the following aspects: the overall and Old villages,Old towns,Old factories three categories.The results show:(1)Distribution of urban inefficient land in Ningbo is extensive on the whole,and relatively concentrated in local area,which mainly forms the three distribution areas of urban inefficient land of Yu Ci area,central urban area and Feng Ning area.(2)The overall and three types show the trend of "northwest-southeast".They have no significant differences in orientation,and the distribution centers of which are located in northwest of Ningbo geographic geometric center.The distribution of urban inefficient land has a certain circle structure in Ningbo,and Old villages and Old factories are relatively significant.The circle structure of distribution of urban inefficient land is obvious in Cixi and Fenghua.(3)The overall and Old factories have a highly concentrated center in central Yuyao,and form a north-south discontinuous distribution strip in the central city,showing the distribution pattern of“One Core and One Belt”;Old towns appear on the 4 highly concentrated centers in “Yuyao and Cixi cities-urban central area-Yinzhou and Fenghua cities” axis;Old villages have 2 highly concentrated centers in the south of Jiangbei and northeast of Fenghua,and city region was strewn with secondary centers of which,presenting the distribution pattern of“Multi Cores and Multi Points”.(4)The distribution of urban inefficient land of Ningbo in the town scale has significant positive correlation,and there are significant differences between types.High value type and low value type town unit of the overall and Old factories form obvious spatial separation,and gather in both ends of the northwest and southeast city axis.Old towns only have a number of low value type town unit in Cixi and Fenghua,and the high value units of Old villages form a cluster in the northeast of Fenghua,and their low value type town units were less distributed.(2)Factors affecting the formation of urban inefficient land and the spatial pattern in Ningbo(1)The main influencing factors of urban inefficient land and the spatial pattern formation in Ningbo are two aspects of nature and humanity,including a total of 9 factors,In particular to geology and climate,topography and hydrology,energy and minerals,system and policy,society and economy,market mechanism,location and traffic,technology change,historical evolution.Among them,geology and climate,energy and minerals of natural factors are not the main factors;technology change and historical evolution of human factors have some influence on the formation of urban inefficient land and the spatial pattern in Ningbo;system and policy,society and economy,location and traffic and market mechanism have a significant impact.(2)Aiming at the phenomenon of urban inefficient land,this paper gives some suggestions from the following two aspects: establishing long-term mechanism of urban efficient land use and promoting the redevelopment of urban inefficient land.
