With the rapid growth of China's real estate industry,this prosperity gives birth to the rise of the property management industry.Over 30 years of deepening development,property management has been penetrated into all aspects of people's lives,and gradually improves the city's supporting functions.Since the 21 st century,with the acceleration of national economic construction,the real estate industry steps into the fast lane,and the pace of urbanization grows faster.A large number of office buildings,living communities and other property projects have been developed and established in some large,medium and small sized cities.In this context,there will be more and more property management companies emerged and the competition will be more intense.How to survive and develop in the competition necessitates the company to make a long-term strategy.Based on the introduction and development of property management industry and the enlightenment of property management in developed countries,this paper takes XZ property management company as the research object,and analyzes the status and industry characteristics of XZ property management company.This paper discusses the advantages and disadvantages of the company's internal environment,as well as external environment and makes use of the Michael Porter's Five Forces Model to do threat analysis.Meanwhile,in this paper,it uses PEST Analysis to analyze the macro environment and SWOT Analysis to make a strategic choice.On the basis of these analysis,the overall strategy of the XZ property management company is made,providing a guidance for the company long-term growth.In order to maintain the competitive advantage,the company needs to formulate one integrated strategy and general competitive strategies and chooses the best-value strategy by combining the strategy of overall cost leadership with the differentiation strategy.In the business model,the integrated model of property service shall be selected to ensure the implementation of the strategy by optimizing the organizational structure and human resources,applying the new technology,strengthening the pre-control,process control and post control and “three systems” certification which includes ISO9001,ISO14001 and OHSAS18001 certifications.It is hoped that this paper can be taken as a reference for the development strategy of property management companies.
