As one aspect of urban social space differentiation,urban residential space differentiation refers to the phenomenon that people of different characteristics live in different regions.With the aggregating process of social transformation,in addition to the traditional "3 without" personnel who have no fixed source of life,no ability to work,and no legal support person,the urban poverty population also include the new poverty population that generated during transformation period,namely,a large number of laid-off workers or low-income workers caused by reformation and migrant workers caused by the reformation of household registration system.Numerous studies have shown that China's first-tier cities arose different degrees of residential space differentiation.This article selects the four boroughs of the main urban area of Kunming in the southwest as the study area.On the basis of the site investigation of the urban poverty and the living spaces of the poor in the main urban area of Kunming,using administrative division points to distinguish the streets for residential area,the article investigated the two real estate medium Yunbo and Xinya by telephone and on-the-spot and made use of the rent data of residential district on the three house renting website 58.com,Anjuke.com and ganji.com,to reveal the extent of the residential space differentiation in the main urban area of Kunming,and that whether a certain size of the poor neighborhood settlement has appeared.The main urban area of Kunming has four boroughs in total,respectively Wuhua,Panlong,Xishan and Guandu,with 42 streets.This paper obtained 1031 rent data of 343 residential district in total.In dealing with data,firstly,to do geographical location of the obtained residential districts,using the kringing of spacial gridding method of ArcGis to interpolate the obtained data of the four boroughs of Kunming main urban area,thenthe contour map of Kunming main urban area was obtained.The results revealed the characteristics of the residential space differentiation in Kunming.First,rent prices in Kunming show obvious downward trend from downtown area to surrounding area.This feature is in line with the AMM model of urban economics.Second,Kunming main urban area appears two high price centers,namely the city center and Dianchi lake area.This is mainly affected by the geographical conditions and environmental conditions.Third,the main urban area of Kunming also appears four obvious low price centers.According to the location of four low-price areas,it is found that the areas are basically low-income residential districts such as villages in the city,old residential districts in the city,affordable housing residential districts.These low-income residential districts concentrate relatively and have formed a certain scale,namely the urban poor neighborhoods,thus leading to the formation of low price centers.After getting the contour lines of rent in the main urban areas,in order to further explain the reasons for the formation of Kunming city residential space differentiation characteristics,the papers did spatial autocorrelation analysis on the rent of the main urban areas.When 0.01 < P < 0.05 and Moran's I = 0.125085,the research results showed that the correlation of the main urban area of Kunming is relatively small on the whole space.It further explained that the correlation effect of the low price areas surrounding where interpolation appears is very small.The reason for the formation of low price centers is that the low-income residential districts concentrated in the region and formed a certain scale.On the basis of the above quantitative analysis,through combing the development of residential differentiation in Kunming city,the paper found that the institutional factors during transition period and the closed neighborhood in the city were the reasons for the obvious residential space differentiation.Finally,the paper made suggestions respectively from the points of planning,poverty alleviation and improving the poor residential infrastructure,in the hope of easing residential space differentiation degree.
