In China, the aging of population is becoming more and more serious, how to provide for the aged has become an important social problem. Establishing pension institutions for the aged to live together, providing appropriate service,and then solving the pension problem is foreign experience worth learning.When construct a pension agency, site selection is the first and key step affecting the success of the project. As a segment of the real estate industry, a lot of in-depth study about Pension Institutions /Property has been carried out both at home and abroad. How to set up site selection index of pension property with regional characteristics, is the main content of this paper. The structure of this study is expanded as follows:Firstly, identify the factors influencing the site selection of pension property. Through literature analysis, interviews,questionnaire survey and expert consult, initial site selection factors of pension property are identified : the geographical environment, living convenience and cost. On this basis, a measurement scale for the aged to judge the importance of each factor is designed, through further empirical study, the reliability and validity of the scale is examined, and then we get the final measurement scale.Secondly,collect and analyze data and establish the model of site selection. By distributing 206 copies of questionnaire in Shenzhen and nationwide randomly, we get to know how the elderly emphasis on various factors when choosing site for pension. Conclusions drawn are as follows: ?among geographical factors, the importance of landscape and environmental factors is much higher than that of the surrounding land uses and scale factors.?among the convenience of life factors, the importance of traffic and health and medical conditions is much higher than that of commercial integrity and demographic factors.?for the cost factors, ninety percent of the respondents express great concern.Then through the AHP, the weight value of each index is calculated, and the site selection model of pension property is built.Finally, this model is verified and analyzed by three actual cases, such as Xinfeng,Dapeng and Beilingju.Da peng is chosen as the best solution. At last combining with the characteristics of each program, following advice is raised up: Dapeng project should be positioned as health retirement community, Xinfeng project should be positioned as the whole age mixed community,and Beilingju project should be positioned as a mixed institution of medical and nursing.
