Study On The Location Of Aging Apartment

Aging apartment is the residential community to solve the pension problem as the goal.The community should be characteristic for improving elderly people's living conditions especially focusing on the special natural environment,such as health care,the surrounding facilities etc.These factors are currently the main products in the form of a retirement community.With the continuous development of the real estate industry and the increasing aging of our country,the pension property has become a mainstream investment direction in the current real estate field.The literature survey method was used to identify the influencing factors of the 19 pension apartment locations;secondly,based on the recognition of risk factors to the industry a questionnaire is issued,and through questionnaire screening identified 15 main factors which will be divided into 4 groups through exploratory factor analysis.Respectively,plots of land economic benefits and current situation of regional facilities,population structure and planning policy,is established based on the establishment of endowment real estate location model,and uses AHP method to demonstrate the consistency of the model and the relative weights for pigment.Finally,the expert scoring method was used to estimate the factors of the 2 items,and the fuzzy comprehensive evaluation method was used to evaluate the location results of the 2 projects.At the same time,depending on the follow-up operation of the actual case,the application model of the site selection evaluation model is tested.This topic can be complementary to the research direction of the domestic pension real estate,and at the same time,it can be applied to the development and construction of pension apartments,and has certain positive significance in the field of project location.
