Since China joined WTO, ourcountry enterprise development environment produced very big change, the phenomenon ofearnings management occurs more often. The existing research in the listed company of ourcountry as a whole to carry out the research of earnings management are, but specific to aparticular industry earnings management research. China’s real estate industry due to its isdifferent from other industry characteristics--capital intensive, so the earnings managementis different from other industries, the real estate industry alone it is necessary to study the.Earnings management motivation has a lot of, previous studies indicated the debt contractearnings management is one of main motive. So the debt contract nature difference on thelevel of earnings management has what influence, this also is a problem worthy of study.In view of this, this article selects the listed real estate companies in China as theresearch object, mainly consists of normative research and empirical research in two parts.First of all, earnings management and debt contracts are normative research. Including theconcept of earnings management and the theoretical foundation, motivation, measurementmethod, contract theory, debt contract and types. Secondly, the overall use of accruals methodto our country real estate listed companies earnings management existence makes empiricalanalysis. Finally, in our real estate listed companies earnings management on the basis of thedebt contract structure and earnings management empirical analysis, using multiple linear regression analysis, test of significance, the significance test of regression coefficients.After the analysis, the paper found that: real estate listed company’s total debt asset ratioof earnings management exists significant positive correlation, and the previous empiricalresearch results; long-term debt asset ratio of earnings management also has significantpositive correlation, which is consistent with previous research. But short-term debt asset ratioearnings; management level does not exist significant positive correlation, which of the listedcompanies earnings management empirical studies do not match, it is composed of real estatepre-sale property caused by.
