Since the beginning of the twenty-first century,our residential real estate construction has achieved considerable achievements. In the reorganization of the government at all levels, it becomes more rational and regular. However, there are a few problems in the development of the real estate market, such as high price, the unreasonable structure, the high vacancy rate of commercial housing.Then these problems relate to the preliminary planning that is not reasonable. So the prophase planning plays an important role in the rapid development of real estate.If it is well,the real estate wil improve the competitiveness of the company. So this has become a important aspect to determine the success of the new project.This study includes the following aspects:Firstly,theoretical analysis of the real estate pre-planning and hedonic price model。Through the analysis of the Planning stage of housing Project and the advantage of the hedonic price model,The article explores an effective way for a real estate pricing and project positioning.it provides a new idea for the real estate pre-planning.Secondly,building the hedonic price model in the Pre-planning of Housing Project. The article combines some factors that affect the real estate pre-planning and selects residential characteristic variables and its reasonable quantitative; Compared the functional form of the hedonic price model to be model estimation and testing analysis.Finally, combined with examples, characteristics of housing price model is set up, then it uses the statistical software---SPSS17.0to estimate the model and gets to these characteristics of residential price. By analyzing the characteristics of residential prices, residential characteristics of symbolic analysis and the influence degree of the housing characteristics,it can provides the basis for real estate prophase planning.The paper explores the residential project pre-planning program, and draw some conclusions based on the hedonic price model and quantitative analysis. But the papers need to be further optimized and in-depth research in variable selection, functional form of options, market segmentation, and other aspects.
