The fit out industry developed together with the impressive development of chinaeconomy. As the branch of construction industry, it takes only30years to grow as thetremendous industry with the GDP increase from zero to more than2000billion.However, the frequency of the quanlity defects, delayed schedule and overrun cost werevery hign in fit out industry all the time, which directly impact the whole industry’sfuture. To reduce the defect as well as improvement on project management of fit outproject, it is necessary to select the most appropriate procurement model, because theproject procurement model is the foundation of project management and it contributedirectly to the achievement of project goal. This research focus on the fit out project andhave indentified the characteristic of fit out project and the performance of the candidateDBB, DB and CM model respectively. The selection among the three models is the keyissue to be addressed. Based on the comparison of the advantage/disadvantage ofcandidate models, the author developed a flow chart to guide and formalize the selectionprocedure. This flow chart is dedicated for the decision-makr, who is supposed to makethe big decision at the very beginning of project planning. The flow chart can help thedecision maker to reach at the appropriate Model after the adoption of the logicallyanalysis and science research.This chart flow includes three steps. The first one is based on the critical items. Itstarts with the definition of the project objective and then serveral critical item will beindentified and listed, which have the most important impact on the project objectiveachievement. It can be judged easily based on the anlaysis of the advantage anddisadvantage among DBB, DB and CM. If only one model survive after the first step, itis considered as the most appropriate one. If not, the candidate models go into thesecond step, in which4~7selected critical items will be weighted and scored by usingeither Weight method or Analytic Hierarchy Process (AHP). Then the decision can bemade based on the ranking of each model. If the score of the best two models is close toeach other, the further analysis from risk allocation’s point of view is necessary. Finally,the one model with best performance after all the steps can be selected as the mostappropriate model for the specific project. The author, working as the professional staff in fit out industry, start the researchon project management field because of the project experience and would like to takethis opportunity to draw the attention from scholar, expertise and the other professionalstaff and arise their enthusiasm on more research works. The fit out industry is young,dynamic and growing fast, which desire for more people’s input to improve themanagement level and finally promote the development of the industry.
