| In recent years, with the heating up of investment in the real estate market, commercial real estate is becoming the hot spot in the real estate developers. However, many problems have been brought with the increase of the investment in commercial real estate, such as the contradictions between supply and demand in it. In this paper, the research focuses on the commercial real estate market supply and demand situation as well as the demand for commercial real estate such as the future direction of the scale in Ganzhou City based on the current condition of the commercial real eatate in the central business district in Ganzhou City.First of all, There are summarized introductions on the conditions of the commercial real estate in the central business district in Ganzhou City from the aspects such as the basic concept and characteristics of of the commercial real estate.Secondly, based on the dialectical theory of the forerunners'previous research results and a large number of commercial real estate statistics, the analysis is presented from the perspective of the supply of land and available commercial real estate in the center of Ganzhou City. Proposals are given according to the problems of the current conditions of the supply.Finally, the macro and quantifiable indicators are selected to analyze the factors which exerts on the supply of the commercial real estate from the angles of qualitation and quantitation. Besides, the orders are concluded according to the chosen indicators which have impacts on the demand of the commercial real estate. A gray GM (1,1) model which is measured by the sold squares of the commercial real estate of the central business district in Ganzhou City is established to predict the potentiality of the need of the commercial real estate in Ganzhou City. A gray system theory is applied to establish the gray GM (1,1) model. |
