The real estate industry is a pillar industry of national economy, residential real estate as an important component of which plays an important role. Rise or decline in housing prices greatly affect the quality of life of urban residents, but also endanger the continued stable development of the entire national economy. In this thesis, it studies the impact factors of equilibrium price of residential, which are divided to the qualitative and quantitative factors. The impact of qualitative factors is in light of the actual and theoretical analysis, besides quantitative impact of factors is related to the analysis model constructed and Wuhan as an example to analyze its impact on domestic equilibrium price.In research methods, this thesis uses qualitative analysis with quantitative analysis and theoretical analysis with empirical analysis, which presents a comprehensive analysis of the impact of factors on the housing market affecting the equilibrium price.In the article with its content and arrangement of chapters, the text has become divided into five chapters: Chapter I Introduction, this chapter of the topics is described in this article background, significance and impact of housing price factors research literature, and a summary; Chapter II the impact of housing market equilibrium price of the theoretical analysis of factors, first of all, it gives an overview of real estate prices, and then summed up the impact of housing market equilibrium price theory and the theory of comparative; Chapter III of the market equilibrium price of domestic factors is divided into qualitative and quantitative. The qualitative factors'impacts are made theoretical and practical analysis, and quantitative factors'impacts are related to analysis model constructed; the fourth chapter is part of empirical analysis of this article, which is about an overview of the development of Wuhan City and the real estate market and combined with models of the impact of housing market equilibrium price An Empirical Analysis of factors; Chapter V is the concluding part of this article, which mainly gives the conclusion of the text's analysis and analyzes the success and inadequacies of the development trend of housing prices have done a prospect.
