In recent years, as people's living standards enhanced and the housing diversification developed continuously, the property management has become a science. It not only covers the traditional real estate management, but also has developed into synthetic management of properties in many ways as well as storage, classification, compilation and analysis of related materials, etc. Scientific and effective management is the key of modernization. Only by use of computer and excellent management software to standardize property information, provide accurate and timely information for property management to help management companies make related decisions and be in control of the whole situation, can it move towards modernization.This article tried to estimate the work of property management company by develop and analyze a property management software .After three months exploration of specific working process and understanding of property management system, there should be the requirements as below:Functional requirementsManagement of basic information : administrators can add, modify, delete, inquire the information of precinct ,real estate customer, large & medium-sized repair, handover ,test and acceptation according to the authority.Management of day to day information : administrators can add, modify, delete, inquire the information of equipment, materials management, security management, parking management, community management of sanitation management, fire management, maintenance management, payment services, the second-time decoration, customer complaints, the maintenance of fixed assets according to the authorityManagement of the fees: administrators can add, modify, delete, inquire the information of setup, record, gathering, expenditure ,bills, receipts , wages, debt collection, monthly statement processing, billing etc. according to the authority.Management of lease: administrators can add, modify, delete, inquire the information of pricing, registering, termination, reminding, statements, charts, introduction, telephone calls according to the authority.Management of administration office: administrators can add, modify, delete, inquire the information of archives of staff, data, wages, memos according to the authority.Management of statistics: administrators can add, modify, delete, inquire the information of real estate statements, customer statements, financial statements, consolidated statements according to the authority.Basic data: administrators can add, modify, delete, inquire the information of system dictionary (framework), the use of the property (type), the maintenance operation of currency (RMB, U.S. dollars etc.),operators according to the authority.Management of system: administrator can add, modify, delete, inquire the information of the rights of starting, backup, restoring, permission of the administrators and password, identity according to the authority.Management of forum: press releases, post.Requirement of capabilities: Information sent successfully, Agreement analyzed correctly, User friendly, Run-time satisfied the needs Security fully guaranteed .In every stage of the development of the system , how to apply authentication and authorization for each other need to be considered. First design generally, to framework a general idea of software design by three charts.General Frameworks: software design to describe two major parts:Front management: for ordinary visitors and customers, including its Web site, posted a new release, the press release; Background management: for the staffs of the property company including basic data,agendum,paid service, system management, posts management and news management etc.Non-functional requirementsA higher level of hardware and software with strong security are required. Security is a key issue and ensures the implementation. Security is the key to create a reliable management environment. It includes an effective communications network, security of the information system, ways to ensure the authenticity and confidentiality of the information, while it can not be denied and can not be changed, in order to prevent the use of trespass, theft, modification and destruction, and so on . To meet the three requirements:To have a safe and reliable telecommunications network;To protect and confirm the confidentiality of electronic information ;To prevent unauthorized use of information.ASP.NET software design is applied for solutions of the problems or measures . Its advantages are such as: enhancing performance, world-class tool support, the power and flexibility, simplicity, manageability, scalability , availability, security and etc.Thus, the system uses asp.Net + Sql server environments.Software deploymentServer should applied the distributed technology, thus may reduce the burden of a number of individual servers, thereby enhance the efficiency of the site visit. Software deployment program should use wed-traffic balance technology or hardware technology. Network deployment program manage the internal and external departments by LAN and Internet network.Detailed designHome site design should be simple for the registration operation, so that visitors can be upgraded to ordinary users, ordinary users can log on to browse the news, comment, post and so on.Background management: analyze the main six functions:Basic dataDaily work (security management, parking management, sanitation management, repair management, fire management, customer complaints management), Paid services,Systems management, Press releases, Post management .Ideas of design are illustrated by the flow charts and the registration charts of the ordinal users. .Finally, the charts of results are illustrated.
