With the boom of Real estate market across our country, real estate appraisal has become more and more professional and technical. Traditional Real estate appraisal methods and techniques which produce subjective and non-transparent results can no longer catch up with recent housing development pace. The purpose of this dissertation therefore focuses on (1) Study and Design of Appraising System for the Real Evaluation based on Fuzzy Mathematics; (2) its application which is being widely and effectively used to help lower requirements in the appraisal process so as to increase their efficiency; and (3) the realization of a more scientific and regulated industry.Based on the study of four fundemental apprasial methods, with applied fuzzy mathematics on real estate apprasial theory and its principles, this paper applies the Eigen-Factor Function Value to produce the structure of real estate properties. Through the calculation of Hamming-Distance difference of To-Be-Appraised Property and Appraised Property, a most-similar case appears; Through Excel + VBA, the fuzzy mathematics system is establised. To increase the outcome of objective appraisal result, lower the system impacts on real estate appraiser, a throughout and intense study has been conducted and re-evaluated; Monte Carlo Algorithm Eigen-Factor Function Value is applied to make Eigen-Factor Function Value more accurate. Through getting and checking the appraisal result with the appraisal system, we can make the result logical and tried. The appraisal system includes Case Database, Eigen-Factor Function Table, Appraisal Module and Check Module.There are two main functions of this appraisal system. The first one is to appraise, which is being used to improve apprasier efficiency. Evaluation function comes next. Through data gathering and analyses on case data, together with experiment results, possible appraisal error can be lowered to produce more objective and realitistic results.
