Consume and demand is an important impetus to the growth of national economic in a market system. Commodity circulation will be the foregoing trade. According, the developing of commercial real estate used by Commodity-circulation is to be an important part of civil property market. Some statistics show that the fund invested in the commercial real estate is strikingly increasing by ten percent per year after China became a member of WTO. The construction and purchase of commercial real estate is a hot topic to all of the people in the city of Guangzhou,Shenzhen,Beijing and Shanghai etc. On the other hand, there is a large amount of unused commercial property, which is a great waste to the resource of our country. These issue, such as how to avoid feckless developing commercial real estate, how to planning and positioning, and take what strategies to rent and sale in marketing, are to be solved before the development of commercial properties. But the research in marketing theory of commercial real estate is falling behind.Based on the basic theory of marketing, the practicing and theory researching writings in the civil real estate marketing, and my experience in the realm of commercial marketing planning, the whole process marketing strategies and planning to commercial real estate is discussed. The emphasis of this thesis is the marketing researching to the rent and sale strategy.At first, this paper briefly introduces the concept and characteristic of commercial real estate. In the first part of this thesis, the author emphasizes the intention and significance of such research, and provides the research method and frame of content.Then, according to the marketing theory and peculiarity of commerce management, author brings on the ways of marketing strategy planning to the commercial property market. Referring to a great deal of diagrams, datum and cases, this paper emphatically expound the concepts, strategies and applying method in the working of planning and renting. In this part, there is an innovating notion, which is rent marketing.At last, according to the phenomena that commercial real estate is divided into partitions for sale, this paper discuss the relationship among the plane unit dividing, the commerce management, market demanding, sale prices, strategies. Moreover, this paper still provides a actuality case of commercial property market and planning. Author hopes that this case can gives some revelation to people who make out marketing scheme.
