The impact of mass rapid transit systems on land values: Case study, Taipei

Abstract/Summary:
This research establishes a comprehensive conceptual framework for projecting the impact of transportation investments on land values and investigates the effects of distance of parcel from MRTS (Mass Rapid Transit Systems) stations, location of MRTS stations, land use type, and transit structure on the increase of land values based on the case study--the relationship between rapid-transit systems and land values in Taipei.;This study applied the Highway Land-Use Forecasting Model (HLFM), path analysis, and other statistical techniques to establish a structural model of rapid-transit systems affecting land values and employed Geographic Information System (GIS) to spatially test the model's explanatory capabilities.;Two sources of data were used in this study. In the model establishment section, 846 real estate transactions in 1993 were randomly selected. The data of the change in the values of variables measured from 1987 to 1995 for 434 study zones was used to test the model.;The hypotheses which projected significant differences in the increase of land values according to distance of parcel from MRTS stations, location of MRTS stations, land use type, and transit structure were successfully confirmed.;The findings of the model test revealed by GIS showed the limitations of this study to be its inability to fully control for all the factors which influenced local real estate markets. The effects of these factors on land values can be added to the proposed structural model in the future research for further development of the model.
