Sustainable development has become an inevitable trend in the future development of the construction industry. There exist some problems with the construction mode of China’s traditional residential building, such as a high rate of energy consumption, large quantities of resources and energy consumption, a low level of project quality and security assurance, low productive efficiency, etc. Therefore, the traditional construction mode of residential building should be improved in order to achieve sustainable development in the construction industry, and construction industrialization has become one of the important approaches to achieving the optimization and upgrading of industrial structure. Under the influence of technological upgrading and change of specialized division brought about by construction industrialization, it has become a general trend to construct and integrate the industrialized housing industry chain, which has also become a heated research topic for the government, industry, academia and research institutions. However, most of the existing studies merely focus on the application stage of such terms as construction industrialization and housing industrialization, and are lack of systematic theory. These weaknesses deprive the government and enterprises of theoretical basis when they make relevant policies or investment decisions. Therefore, this paper takes the integration mechanism of industrialized housing industrial chain as the research object to investigate the basic theory and implementation ways of the housing industrial chain integration.On the basis of in-depth research on relevant theories, this study first introduces relevant concepts, and analyses the basic elements, structure and function of the housing industrial chain integration system. Then a Logistic equation model is established to reveal the development stage division and corresponding features of industrial chain integration. Based on the framework of industrial organization theory SCP paradigm, the present paper analyses the “Structure-Conduct-Performance” relationship in housing industrial chain integration, reviews the basic theories related to the integration of industrial chain, and the research scope is defined.Based on the research on relevant theories and according to the mechanisms of formation, action and coordination, this study investigates the dynamic mechanism of housing industrial chain integration. By establishing dynamic factor model, this study proposes that the essential elements for the industrialized housing industrial chain integration are the pull of supply and demand in the industrial chain, the government’s promotion and guidance, the pull of environmental protection and energy saving and the driving force of technological innovation. Then an interpretation is made for the structure of dynamic factor from the coupling relationship concerning the supply and demand in the industrial chain and the driving force of technological innovation, and an analysis is made for the dynamic function of the industrial chain integration from three perspectives, i.e. coordination effect, competition effect, and technology spillover effect. And then this study regards the microscopic body of industrial chain integration as the research object, and uncovers the microscopic behavior mechanism of the industrial chain integration through the establishment of the gambling model for enterprise alliance’s industrialized technology cooperation, innovation and evolution, and through the analysis of numerical simulation. Based on the analysis of self-organization coordination conditions for dynamical system, this research builds an order parameter evolutionary model to analyze the evolutionary process of dynamic factor’s self-organization and coordination and proposes that coordination process has the characteristics of self-organization other-organization.Based on the research on relevant theories and the theoretical analysis framework and through the analysis of the characteristics of industrialized housing industrial chain integration and interviews with enterprises, the present study establishes a relationship and conceptual model of influencing factors on industrial chain integration, and proposes a hypothesis for factors. By adopting field research and structural equation, this study conducts an empirical research on the factors affecting industrial chain integration and their mechanism of action. By analyzing the results, conclusions can be drawn that on the basis of corporate resources and business capabilities, market characteristics, industry environment and policy environment have significant influence on the behavior of enterprises to participate in the industrial chain integration.Centering on the measurement of housing industrial chain integration efficiency, the present study makes structural decomposition of the housing industrial chain integration efficiency using the economic theory of efficiency measurement, and then builds a measurement model for residential products-oriented industrial chain integration efficiency using traditional data envelopment analysis(DEA). As regards the complex network structure of the housing industrial chain under the background of the industrialization of the construction industry, this study utilizes the network DEA model to build methods for measuring process-oriented industrial chain efficiency. In light of the varying structures of the integration, the study establishes different models for different types of industrial chain, namely a chain-shaped associated network DEA model for series-structure industrial chain, a chain-shaped associated network DEA model for parallel-structure industrial chain, and a hybrid-structure network DEA model for hybrid-structure industrial chain, providing a feasible method for measuring housing industrial chain integration efficiency.For the implementation path problems of housing industrial chain integration, technical and institutional path dependency is considered to exist in the process of industrial chain integration. The path framework based on the methodology of “Wuli- Shili-Renli” is presented from the perspective of complex systems science. Integration path content analysis is carried out in terms of “Wuli”, “Shili”, “Renli”. Three kinds of comprehensive industry chain integration implementation path are proposed, including construction standardization, information collaboration platform, affordable housing construction using SI system. Finally, the rationality and effectiveness of implementation path are verified by case study.
